Background
Edgars was instructed by Keble Homes to assist them in securing planning permission for the delivery of 6 residential units on a sensitive town centre location.
Planning permission had been historically granted for three dwellings, however, the client was keen to increase the density of the development to six units, making the most efficient use of the site. Numerous site constraints existed across the site, including its location within a conservation area, close proximity to several listed buildings, and significant land level changes across the site.
The challenge
The application proposed a contemporary design that had the potential to impact upon the surrounding heritage assets of the conservation area and nearby listed buildings. There were also significant land levels across the site that had to be considered when designing the scheme, in addition to the potential for the new units to impact upon the amenities of the adjoining units, which involved a mixture of both residential and commercial uses. The council wished to see a reduction in the number of units proposed which the client was keen to resist.
The solution
Extensive negotiations were held with the local authority in relation to the site levels, neighbouring amenity and design matters. Whilst the council wished to see a reduction in the number of units, Edgars worked closely with the project architects to lead a design which addressed the councils concerns but also delivered the clients aspirations of delivering six units on the site. Alongside this, a detailed planning and heritage assessment was also produced.
The result
Planning permission and listed building consent were both granted in 2018, within the statutory eight week period with only four conditions. The commitment to appointing a team that clearly understood and could articulate the client brief and vision, ensured that the building, its significance and client objectives was at the heart of the proposals and was sufficiently thorough in its detailing and undertook active, collaborative engagement with the relevant bodies, ensured a speedy delegated decision.
