Edgars was approached by the client to assist with the promotion of a three-hectare greenfield site in Shipton-Under-Wychwood. Situated between two villages within a widely drawn Conservation Area and the Cotswolds’ AONB, the site had ecological interest.
Identified in West Oxfordshire District Council’s SHLAA, the site had potential for accommodating 25 dwellings, but due to its location adjacent to the local primary school with associated parking issues, there were many constraints.
Edgars recommended and commissioned a project team to prepare a detailed case, addressing the sites sensitivity with the landscape and issues of highway safety. A landscape masterplan was produced which aimed to increase the potential development density from 25 to 44 dwellings with 40% affordable housing, and a further 24 parking spaces, for use in association with the adjoining primary school.
Due to the sensitive nature of the project, a number of discussions took place to understand the aspirations and requirements of the stakeholders and local community. Strong emphasis highlighted the contribution towards the five-year housing supply and significant community benefits.
Despite the contentious and sensitive location, planning permission was unanimously granted following a number of site visits, presentations at committee, and reconsideration of the Local Plan allocations with the AONB.
